Capital Value

The value of a building, usually expressed on a per rentable square meter basis. In a leased property it is roughly approximated by dividing the NOI by the applicable current market Capitalization Rate. Thus the two factors in a market that make Capital Values increase or decrease are Rental Rates and Capitalization Rate. The actual Market Value of an individual property is calculated in a Valuation that takes into account many additional factors.
