Shell and Core

Shell and Core describes the condition of a building where the construction of the building is complete except for tenant improvements. The “Shell” of the building is the structure of the building: foundation, load bearing walls, floors and roof that enclose the building from the weather and provide it structural integrity. The “Core” of the building are its central or base building systems: electrical, plumbing, Heating, ventilation & air conditioning (HVAC), fire safety systems, elevators, etc. General base building systems are distributed throughout the building vertically to each floor and then during the process of tenant improvements (fit out) they are distributed horizontally across each floor as required by each specific tenant’s use of the space. However exactly what is included in Shell and Core can vary – for example the final Screed of the concrete floor or electrical distribution boxes for each floor may not be included.
