Tenant Improvements

The term widely used in the United States for the fit out or build out of space done specifically for the use of a tenant. Tenant Improvements include final distribution of the HVAC systems in the space, raised floors, floor coverings such as carpet, tile or hardwood, drop ceilings, ceiling mounted light fixtures, floor to ceiling partitions, painting, kitchen and bathroom fixtures, etc. In most countries such “inseparable” improvements become the property of the owner but are depreciated over a shorted period of time than the building itself. Furniture and movable partitions that are not fixed to the floor, ceiling or capital walls are considered movable improvements and do not become property of the owner.
